If you have already decided to buy an apartment in one of the complexes we offer in Bulgaria and you have reached the stage of depositing and removing certain property from the market, by signing errand contract, you should have in mind the following things:

- If you are a foreigner, you should know that there is a difference when you buy an apartment or a house with land, and when you buy only apartment, for example:
You can purchase property with land only if you register as a legal entity, i. e. after you register your own company;
In this case, you have to pay the following fees:

1. Fee for registration of a company – 1000 EUR – Our Company offers discounts from this fee under certain conditions – have a look at our discounts!

2. Raising capital: 2,570 EUR - its depositing is obligatory in the company’s account and is usually part of the amount for the final acquisition of the property, as its amount is deducted from the final price, together with the amount of the paid deposit.

3. 3% transfer fee – payable by the buyer to the Notary in the moment of concluding the bargain;

This fee of 3% is payable for every type of property, no matter if it is with adjoining land or not, and no matter if it is bought by juridical or physical person.
The Bulgarian legislation has the right to change the amount of all these fees, in accordance with the new requirements for the country’s membership in the European Union.

If you are buying only an apartment, you may have it as a physical person and the steps you have to make when buying this type of property, are as follows:

1. You have to pay a reservation fee amounting to 2000 EUR or amount, specified in the information about the complex.
After paying this fee, the property you have chosen is being removed from the market and is reserved by you for two weeks or for time, settled with the company, until the moment you begin to pay according to the payment plan, specified in the Preliminary Contract of Sale-Trade.
2. Signing Contract of apartment sale-trade – You sign it, when you are ready to pay the first installment according to the installment plan, which is approved by the building investor and this contract is made between the buyer and the developer, and the Agent is not included in the Contract. The contract points when the following payments have to be made and on what stage of the construction the investor will require these payments.
3. During the payment of the last installment, the buyer and the developer transfer the ownership of the apartment to the new owner with the help of a notary, and here comes the payment of the 3% transfer fee, which is obligatory for all kinds of deals.

Speaking of ready-built apartments, these steps are considerably simpler. The owner has to prepare all the current documents and the buyer may have the chosen property immediately, as there is no need of preliminary contract, if the whole price is paid at once.
